How Gate5 approaches architectural design and planning

Stages 1–3

Stages 1 & 2 — Survey & Concept Design

  • Visit the site and meet with the client to discuss requirements.
  • Complete a detailed measured survey of the existing building.
  • Prepare drawings of the existing property.
  • Create a 3D model of the existing building and relevant external areas.
  • Develop the project brief, including the client’s preferred layout, style, materials and budget.
  • Develop sketch schemes in both plan and 3D to explore potential layouts and design options.
  • Produce two-dimensional layouts and three-dimensional visualisations to show the intended proposal.

Stage 3 — Planning Application Package

  • Existing site and location plans.
  • Existing floor plans and elevations.
  • Proposed floor plans and elevations.
  • Sections, where required.
  • A 3D model of the proposed design.
  • Proposed site and location plans.
  • A Design and Access Statement, where required.

Design and Planning FAQ

Can I appoint Gate5 for design and planning only?

Yes. Architectural Design & Planning covers the survey, design and planning application stages. You can commission these services without appointing Gate5 to carry out the construction. Technical design and construction are agreed separately according to the scope of your project.

Do you prepare planning applications in Bristol and Bath?

Yes. Gate5 provides residential design and planning application services across Bristol, Bath and selected surrounding areas. The relevant local planning authority depends on the property's location, so the postal town alone should not be used to choose the council.

Are planning drawings the same as Building Regulations drawings?

No. Planning drawings explain the proposed development for planning assessment. Technical design and Building Regulations information develop how the project will be built. Gate5 offers technical drawing packages separately; structural engineering reports and calculations are commissioned separately.
